SCHAUMBURG ILLINOIS

Local Information

Schaumburg Realtor

Bordered by three major Chicago area expressways and located only nine miles from O'Hare International Airport, Schaumburg's convenient location has played an important role in its emergence as a major center for commerce.

O'Hare International Airport, one of the world's busiest air terminals, is just minutes from Schaumburg's border, and serves travelers and airfreight shippers alike. Midway Airport, Chicago's second largest air facility, is located on Chicago's southwest side about an hour's drive.

Schaumburg is also served by the Schaumburg Regional Airport, which handles more than 80,000 touchdowns a year. Full aircraft services (including maintenance, fueling and charter service) are available. The village also maintains a 25-foot by 25-foot helipad in the heart of the office and retail district.

The Metra commuter rail line links to downtown Chicago from a station in Schaumburg and three nearby locations. Pace bus service (the suburban division of the Regional Transportation Authority) is friendly, fast and convenient.

The Woodfield Trolley is a convenient way to traverse the many shopping centers. The free shuttle service loops through the main shopping area, easing traffic in the area. A lunchtime shuttle is also available from office buildings along the Martingale Road, Woodfield Road and Golf Road corridors to the shopping center.

In addition to the extensive bus service, the village Dial-A-Ride Transportation (DART) service is the largest operation of its kind in the suburbs. Jointly sponsored by the village and Pace, DART offers inexpensive curb-to-curb service to any point in Schaumburg.

The village offers discount taxicab service for seniors, and Schaumburg Township operates a mini-bus service for seniors and disabled persons to help with trips to hospitals, medical offices, shopping centers, commuter rail stations, local churches and other destinations.

Real Estate Tips
Real Estate Contracts >Personal Property

When you purchase a property, it usually includes the land and everything attached to it, such as buildings, trees, shrubs, etc. Most buyers are only interested in purchasing the real estate, not the owner's personal property. What happens when personal property has become a part of the real estate? Is it actually a "fixture" which will now convey to the buyer with the real estate?

There are three tests which usually need to be satisfied. Has the personal property been permanently annexed to the real estate? Is it intended to become part of the real estate? What is the local custom? Fixtures may include shades, heaters, ranges, screens, storm windows, lighting fixtures, etc. To save misunderstanding at the closing--and perhaps the sale--it is important that the seller spell out specifically in the sales agreement what will go to the buyer as part of the property.
